SUMMARY
This position maintains, repairs, tests, and operates HVAC plan systems.  The incumbent is responsible for safe work practices and maintaining HVAC equipment to be in compliance with applicable state and locals codes.

ESSENTIAL DUTIES AND RESPONSBILITIES

1.   Maintains, repairs, tests, and operates HVAC plant systems.

·        Disconnects, disassembles, replaces parts of compressors, pumps, fans, adjustable sheaves and pulleys, and reassembles and tests for operation.

·        Overhauls boiler fireside, cleans waterside, and prepares for State inspection

·        Tests for, diagnoses, and repairs malfunctions in operational control systems

·        Maintains proficiency in systems operations providing back up for watch engineers.

·        Reads and interprets plans, specifications, and schematic drawings of plant systems.

·        Maintains up-to-date records with Personal Digital Assistant, (PDA) working with the Maximo system (CMMS) to define all information related to preventative and corrective maintenance, procurement and manpower reports.

·        Completes administrative tasks as directed including purchasing parts and materials, and filling out time cards.

·        Checks for leaks, operating capacity and performance of pumps, tanks, cooling towers, boilers, compressors, opacity monitors, and other machinery.

·        Checks lubrication, bearings, belts, and sheaves of fans and other rotating equipment.

 

      2.   Is responsible for following safe work practices and staying in compliance with
            applicable state and local safety codes.

·        Reviews with supervisor and co-workers procedures for safe execution of daily projects and code compliance.

·        Follows lock out tag out, confined space, and hazardous materials regulations.

·        Familiar with use of material safety data sheets

·        Uses appropriate protective gear.

·        Understands reporting procedures for incidents and accidents.

Regular Contacts
Daily contact with employees, managers, senior managers, vendors, professionals, Church members, local public, worldwide public, readers, contributors or volunteers.

 

JOB REQUIREMENTS

 

Education/Experience
High school and trade school or apprentice training in HVAC with a minimum of five years experience in the field, preferably in building operations, or a combination of seven years experience and training in related mechanical fields is required.

 

Knowledge/Skills
Current licenses or certificates of knowledge in operational controls, refrigeration, and boilers are preferred.  A valid state driver's license is required. Good  English speaking, reading, and writing skills and the ability to use computers in a windows environment are required.  

Technology Skills
An ability to use computers in a Windows environment is required.  Experience with a CMMS or specifically with Maximo is a strong benefit.

 

Work Environment

The incumbent uses a variety of hand tools, power tools and support equipment.  This individual uses and/or works around various cleaning solutions, lubricants, chemicals and refrigerants.  They work with pressurized water, air, stream and equipment that uses high voltage and natural gas.  The incumbent can work in a variety of heat and weather conditions.

 

Physical Requirements

This position moves and lifts heavy objects.
